Minister for Works and Housing, Kenneth Gilbert Adjei has said Ghana still has a severe housing deficit of over 1.8 million units, which is made worse by affordability issues that prevent many low- and middle-class people from obtaining suitable homes.

The minister noted that the issue has gotten worse due to increased urbanization.

With more than half of the country’s population now residing in urban areas and projections indicating that this could rise to over 72% by 2050, the demand for housing in metropolitan centres such as Accra, Kumasi, and Takoradi has grown exponentially.

Speaking at the Government Accountability Series on Wednesday, January 28, 2026, the Minister for Works and Housing, Kenneth Gilbert Adjei provided a harsh image of the nation’s housing situation, stating that many Ghanaians are still unable to obtain suitable housing due to issues with affordability and supply.

“Ghana continues to grapple with a substantial housing deficit, currently estimated at over 1.8 million units. This gap is further exacerbated by widespread affordability challenges, which prevent a large portion of the population—particularly low- and middle-income earners—from accessing safe, secure, and dignified housing.”

He noted that housing supply has failed to keep pace with demand, leading to overcrowding, escalating property prices and the proliferation of informal settlements.

“This scenario underscores the urgent need for coordinated, forward-looking interventions that simultaneously address housing supply and affordability, while promoting sustainable urban planning to match Ghana’s evolving demographic realities,” he added.

He said the Ministry has continued with its efforts to complete the stalled affordable housing projects across the country.

According to him, TDC Ghana Ltd has continued work on 800 housing units under the Kpone Affordable Housing Project at Tema Community 26. These units, he noted are at various stages of completion and progressing steadily.
